Does my Artex contain asbestos?
Textured coatings applied before 2000 may contain asbestos, and you cannot tell by looking. A sample test costs £80 to £140 and settles it. If asbestos is present you have two legitimate routes: seal the coating in place, or have it professionally removed — and sealing is usually the cheaper and less disruptive of the two.
Textured coatings were applied to ceilings and walls across Britain from the 1960s until the late 1980s, and many contained a small percentage of asbestos — typically chrysotile — to help them set and to add strength.
The percentage is usually low, and it is bound into the coating. That matters: an undisturbed textured ceiling in sound condition is not a live hazard. The risk is entirely in the dust, and the dust only appears when someone sands, scrapes, drills or demolishes it.
You cannot identify it visually. Two ceilings applied the same year in the same street can differ, because the answer depends on which product the decorator used. Age narrows it — asbestos was not fully banned in the UK until 1999 — but only laboratory analysis settles it.
Encapsulate, or strip it out?
This is the real decision, and it deserves more thought than it usually gets.
Encapsulation means sealing the coating in place — overboarding with plasterboard, or skimming over it. The asbestos stays where it is, contained. It is quicker, cheaper, makes far less mess, and for a sound ceiling it is a perfectly legitimate outcome rather than a compromise. See encapsulation for how it is recorded and managed afterwards.
Removal takes the material out of the property permanently. It makes sense where the coating is already damaged, where the ceiling is coming down anyway as part of a renovation, where you are lowering a ceiling or fitting downlights, or where you simply want it gone before a sale.
Neither is universally right. A contractor who quotes a full strip for every ceiling without raising the alternative is not necessarily working in your interest — and one who recommends sealing a damaged ceiling is not either.

This is the widest range on the site, because "Artex removal" covers one small ceiling and an entire house. Ceiling height matters more than people expect — a stairwell or a Victorian room with high ceilings needs different access from a standard landing, and that is labour.
For a whole-house strip, a survey first is usually money well spent. It establishes which rooms actually need work, and it is common for the answer to be fewer than expected.
How removal is carried out
- Test first where the coating is unconfirmed, so nobody is working blind.
- The room is prepared — contents out or sheeted, floor protected, the working area sealed off from the rest of the property.
- The coating is removed wet, not dry. Suppressing dust at source is the whole technique, and it is the difference between a controlled job and a contaminated house.
- Waste is bagged and labelled as it comes down.
- The area is cleaned and cleared, with waste consigned to a licensed facility and the paperwork issued to you.
- Making good — the ceiling is left ready for skimming or decoration, quoted separately if you want us to finish it.
