Asbestos Removal Hayling Island — Seafront Bungalows, Holiday Parks and Village Homes

Hayling is bungalows, chalets, holiday parks and two historic churches. Manor Road, the seafront and Beachlands mix 1930s–70s seaside houses with later infill. Cement garage and outbuilding roofs, textured coatings and old tiles turn up constantly, because so much of the island was built when these products were standard.

  • Seaside bungalows almost always warrant a check
  • Holiday-let refurbishments need a survey before walls are opened
  • Disposal has to leave the island legally — no general skips
  • We travel for single-garage jobs, at a single-garage price

Why weathered sheeting moves up the priority list

Yes, in a practical sense. Asbestos cement is a lower-risk material while it is intact, because the fibres are bound into the cement. Salt air, wind and driving rain break that matrix down — and weathered, cracked or moss-covered sheeting releases considerably more fibre than sound material. On an exposed island, that degradation runs faster than inland.

This is the one genuinely different thing about asbestos on Hayling, and it is worth understanding rather than worrying about.

Asbestos cement sheeting in good condition, left alone, is not releasing much. It is a bound product, and that is why it is classed as non-licensed work. The hazard appears when the cement matrix breaks down and the fibres are no longer held — which happens through physical damage, or through weathering.

An exposed coastal position accelerates the second route. Salt, wind-driven rain and freeze–thaw all attack the surface. Sheeting that would still be sound after fifty years inland can be visibly degraded here: surface erosion, hairline cracking, moss growth holding moisture against the material.

None of that makes it an emergency. What it does mean is that a Hayling roof showing cracking or heavy moss is a better candidate for attention than an equivalent roof in Waterlooville, and it will not improve on its own.

Bungalows, chalets and outbuildings

The island's building stock is unusually consistent: single-storey, built in the decades when asbestos products were routine, with a great deal of outbuilding to go with it.

The materials we are called to most here are corrugated cement on garage, shed and chalet roofs; cement soffits, gutters and downpipes; textured coatings on ceilings; and vinyl floor tiles with bitumen adhesive underneath. Old cement flue pipes turn up in properties with former solid-fuel heating.

If the material has not been identified, a sample test is the cheapest first step — and on a bungalow with several outbuildings it is worth sampling them in one visit, since additional samples cost roughly half the first.

Holiday lets, parks and seasonal occupancy

Rental and holiday accommodation carries obligations that an owner-occupied bungalow does not. Park accommodation and communal areas are generally non-domestic premises, which brings the duty to manage under CAR 2012: know what is present, record it, assess condition, keep the record current.

For refurbishment between seasons, the right document is a refurbishment and demolition survey covering the areas the works will affect. Opening up chalet walls or ceilings without one is exactly the situation that stops a programme — and on a seasonal property, a stopped programme means a missed letting season rather than a delayed one.

That scheduling pressure is the reason to plan early. Out-of-season work is usually the sensible route, and licensed materials carry a statutory 14-day HSE notification on top of the work itself.

Getting on and off the island

Two practicalities worth stating plainly, because they affect price and timing.

Access. A single road bridge, seasonal traffic and holiday-park parking are real constraints for a waste vehicle. We price actual access rather than assuming mainland kerbside conditions — a quote built on the wrong assumption fails on the day.

Disposal. Asbestos waste has to leave the island by the same legal route as anywhere else: double-wrapped, labelled, carried by a registered carrier, taken to a licensed facility, recorded on a consignment note you keep. There is no general-skip option and no household-tip option. Disposal and collection covers what is involved, including collection-only where a roof is already down and correctly wrapped.

Frequently Asked Questions

Hayling Island asbestos questions

Do you cover the whole island?
Yes — all of PO11, including Mengham, North Hayling, Beachlands and the holiday parks.
My outbuilding roof is cracked and mossy. Is that urgent?
It moves it up the list. Weathered cement releases more fibre than intact sheeting, and coastal exposure accelerates that. It is not an emergency, but it is a reason not to leave it another five years.
Do you travel for a single garage?
Yes, and it is priced as a single-garage job. You are not paying a mainland site rate for a small removal.
Do you work on holiday park accommodation?
Yes. Park and rental accommodation is generally non-domestic premises, which brings the duty to manage into play.
Can work be done out of season?
That is usually the sensible approach for holiday lets. Non-licensed work can be scheduled quickly; licensed work needs 14 days' notice to the HSE first.
Will I get waste paperwork?
Yes. A hazardous waste consignment note and Duty of Care record on every load.
